Austin Hanover, Inc. (AHI) is a leading boutique real estate brokerage and advisory firm with a strictly tenant-specific mandate. Conceived with one purpose in mind - expert and comprehensive brokerage services with absolutely no conflicts of interest – AHI has never accepted a landlord assignment. AHI has zero financial ties to any landlord and zero conflicts of interest when representing our clients.

Working closely with Commercial Tenant Services, Inc. (CTS) - a sole-focus lease auditing firm with industry defining skill-sets - AHI was created as a direct result of CTS’ experiences and the demands of its clients. In serving its clients, and analyzing thousands of leases, CTS saw many instances where word placement, sentence structure or the guiding hand of a lease construction expert would have resulted in significant savings for our clients. Pointing out such possibilities to its clients, CTS was repeatedly pulled into lease consultations by clients looking to secure more forward-looking and pro-tenant leases. Realizing the value CTS was providing in lease construction and negotiation, it became obvious there was a vacant niche and a service that should be offered to all its clients. It is from this background that AHI’s principals come – helping clients to secure better workspace solutions, viable today and into the future.

AHI specializes in comprehensively understanding our clients’ needs - from site and market to operational requirements - and in finding select locations and helping negotiate functional and forward-looking leases. Utilizing our expertise in billing methodology, lease language and lease construction, AHI has earned its reputation through keen insight and functional know-how. AHI has expertise in electric, HVAC and utilities and has multiple engineers in-house. AHI has decades of pro-tenant advocacy experience and is expert at constructing and negotiating operational and tenant-rights clauses designed to protect and insulate our clients.

We will work with your attorney and assist by providing our experience, knowledge and by suggesting lease language to your attorney specific to your individual needs.
